Our Access Statement

INTRODUCTION
We have converted an old working granary on our family farm into three self-catering apartments. We welcome all guests and do our best to accommodate any personal requirements.

BEFORE YOU ARRIVE
Please contact us via our website or by telephone, letter, email, or by calling to see us – we would like to help you enjoy your stay as much as possible.

Directions are on our website: https://theoldgranarylincolnshire.co.uk. Taxis can be booked from Brigg, Caistor, Scunthorpe or Grimsby.

Our nearest train station is four miles away in Barnetby, where trains run from Manchester, Lincoln, Sheffield and Grimsby. We can arrange a taxi to pick up or drop off should this be helpful.

WHEN YOU ARRIVE
Upon arrival, you will see The Old Granary signposted on the left hand side of the lane coming down the hill, you will enter a farm yard on a hard gravel track. The car park is straight in front of you, to the right of the large farm office window.

The farm is secured by an electric gate which will usually be open from 7.00am until 7.00pm. Before you arrive you will be provided with a phone number, which when dialled, automatically opens the gate should you wish to arrive outside of these hours (you will not be required to listen or speak into the phone). We will need your mobile telephone number in advance to enter into the gate system to enable this.

The car park and surrounding area is gravel, which may not be suitable for wheelchairs or prams. There is one step to access the flagged patio outside reception and a further three steps to access the main flagged patio to enter both The Gables and The Smithy. The Mill is accessed via a flight of external steps.

Please note that there may be farm traffic or staff in the area – it is a possible hazard and we ask that care is taken.

There is an additional parking area to the rear of the apartments where guests can park, this provides level access to the apartments. The parking space is hard gravel, leading through a wooden gate (with a wooden foot bar) directly onto flagged patio.

EXTERNAL LIGHTING
There is a movement sensor light on the car park

There are decorative wall lights and bollard style lights on the perimeter of the patio which are on all night. Two wall lights either side of the reception door and single wall lights and emergency lights are situated above each apartment door.

INSIDE THE OLD GRANARY
Inside all three apartments and the office/reception area is flat tile. There is a small step into the office/reception and both apartments accessed on the ground floor.

All external access doors have a minimum access width of 830mm (The Gables), 800mm (The Mill), 800mm (the Smithy). All doors have a small step up from the patio or from the external steps (The Mill).

The Gables is a two bedroom, split level apartment, one on the ground floor, the other on the first floor accessed via carpeted stairs with a banister to the right hand side. The ground floor bedroom has a bathroom accessed directly from the bedroom. The upstairs bedroom has a bathroom accessed via a short, flat landing. There is a hand rail from the top of the stairs to this bathroom.

The Smithy is a ground floor apartment and The Mill is upstairs (private stepped access).

KITCHEN
All kitchens and living spaces are open plan with flat tile flooring.

All apartments have an electric cooker, microwave, large fridge and large freezer, dishwasher and washing machine. There is a hoover, digital TV, Bluetooth speaker system, electric skylights and electric blinds in bedrooms for the skylights.

BATHROOM
The upstairs bedroom in The Gables has a bath with a shower above, the ground floor bathroom has a low access (not flat) shower. The Mill and The Smithy have low height access (not flat) showers.

All bathroom floors are tiled, and have a minimum access width of 770mm with low access (not flat) shower trays. All bathrooms are supplied with a non slip mat for use in showers or baths should they be required.

BEDROOMS
All bedrooms have carpets, all doors have a minimum access width of 810mm

GENERAL
All units have good lighting throughout, there are no dimmers. There are switches for the main bedroom light from either side of all double beds. Bedside lights are provided on either side of each bed. There are LED lights under all high level kitchen cupboards. There is a floor mounted angle poised lamp in each living room to provide flexible direct light.

All dining chairs are movable and a dining chair with arms is available upon request

The sofa and easy chairs do not have arm rests.

Each apartment has a washing machine and dishwasher. Clothes airers are provided.

Linen and towels are changed weekly.

EXTERNAL SPACE
There is a large patio area outside the apartments, where there are ample tables and chairs for shared use for each apartment and a communal grassed area accessed via three wooden sleeper steps.

The Old Granary is situated in the middle of a working farm and therefore we ask that for your own safety and for that of other people, you remain within the fenced off section belonging to The Old Granary. Care should be taken when moving around the facility.

There are a number of permissive rights of way around the fields surrounding the farm, these range from flat ground to a hillside They are usually unsuitable for wheelchairs or buggies because of the often muddy/grassy ground.

Ramps are available for all external steps upon request.

Although we understand dogs are often part of the family, we hope that you can still enjoy your time away from home without pets. Assistance animals are always welcome.

There is no smoking in the apartments, however, guests are welcome to smoke on the communal patio or grassed area. We ask that you are considerate of your fellow guests and remove debris. Ash trays are available in apartments.
