THE OLD GRANARY

These terms and conditions apply where your contract is with the owners of The Old Granary.  The Old Granary building comprises all the accommodation within it (The Smithy, The Gables and The Mill) the landscaped area around the building and any parking facilities and access through the Manor Farm farm yard.

  1. YOUR ACCOMMODATION CONTRACT
    1. When you make a booking with The Old Granary you guarantee that you are over 18 and have the authority to accept and do accept on behalf of you and/or your party the terms of these booking conditions.
    2. These terms and conditions are applicable to bookings made in person, by telephone, post, email or directly through the website. The terms and conditions may change from time to time.
  1. AVAILABILITY
    1. All offers and bookings are subject to availability. Please see our website or contact us for information about the availability of accommodation at The Old Granary.
  1. CAPACITY OF ACCOMMODATION
    1. The total number in your party must not exceed the capacity of the accommodation as advertised by us. Babies under 2 years old may or may not be counted as members of your party. We have the right to refuse to hand over the accommodation to any party exceeding these limitations or to terminate the stay of anyone exceeding these limitations at any time during the stay. You should check the capacity of your chosen accommodation carefully before booking.
  1. BOOKING
    1. A binding contract comes into existence once we have received your payment/deposit and we have issued a confirmation document by e-mail or post. You must check all documents we send you carefully as soon as you receive them. If any information on any document appears to be inaccurate you must let us know straight away. We regret we will not accept any liability to make changes if we are not notified of any inaccuracy in any document within 10 days of our sending it out.
    2. We will tell you the price of the accommodation that you wish to book before your contract is confirmed. All bookings made require a 50% deposit. The balance is due 4 weeks prior to arrival date. For bookings made less than 4 weeks in advance of arrival date you will be contacted prior to arrival date for the balance of payment. If the deposit and/or balance is not paid when requested, your booking will not be secured and we have the right to cancel your booking. If the balance is not paid in time we shall retain your deposit.
    3. The Old Granary is not VAT registered and therefore VAT is not charged or included in the prices.
    4. We reserve the right to alter prices on the website, which may go up or down.
  2. GROUP BOOKINGS AND BOOKINGS MADE BY A THIRD PARTY
    1. If your accommodation is booked by another person or organisation on your behalf the following information must be provided when the booking is made:
      1. The full name of the organisation supporting/funding your booking; and
      2. The name and contact details of the person responsible for the booking.
  1. ARRIVAL AND DEPARTURE
    1. Check-in time is 3.00pm (subject to unavoidable delays).
    2. The check-out time is 10am (unless we have agreed otherwise).
    3. Your arrival and departure time will be shown on your confirmation documents.
  1. LINEN, TOWELS AND KEYS
    1. Bed linen and towels are provided and will be changed on a regular basis.
    2. One key per bedroom occupied will be provided on arrival. These are required to be returned on the date of your departure. A fee of £10 will be charged for each key not returned on your departure date.
  2. PETS AND ASSISTANCE DOGS
    1. We regret that we do not allow your pets to join you at The Old Granary.
    2. Assistance dogs are very welcome. There will be no extra charge and we will do all we can to support their stay.
  1. SMOKING POLICY
    1. Smoking is not permitted anywhere in The Old Granary or immediately outside the building where smoke will disturb other guests. There will be some provision for smokers away from the building. Please do not smoke in the farm yard, sheds or near dry crops or straw.
  1. WIFI AND ELECTRONIC DEVICES
    1. Wifi is provided free of charge. It is not to be used to access illegal or obscene material.  We do not accept responsibility for any computer viruses which infect your devises or loss of access to the internet for whatever reason. We reserve the right to disable any device if we believe it is being used to the detriment of other guests.
  1. VEHICLE ACCESS
    1. We provide parking during the period of your stay with us. Your vehicle(s) and their contents are left entirely at your own risk. We are not responsible for any loss or damage from or to any vehicle from any cause whatsoever.
  1. CCTV
    1. Guests must be aware that a CCTV system is in operation at the farm yard and in the vicinity of The Old Granary. This is for the safety and security of guests and others accessing the farm yard.
  1. SAFETY
    1. The Old Granary is set within the working farm yard of Manor Farm and farm machinery will be operating there. There is also a pond and a reservoir nearby.  Sometimes people shoot on our land (but dates for this will be put on nearby noticeboards and are also available on our website).  You are responsible for your own safety and the safety of any children with you at all times.  Please stay away from machinery in the farm yard and do not enter fields where machinery is operating.  Please drive carefully on farm roads and leave gates as you find them.  Read any notices and ask us if you are unsure of where you can go.
  1. CHANGES TO BOOKINGS
    1. We cannot guarantee that changes can be made to bookings. However if after our confirmation document has been issued you wish to change your accommodation arrangements in any way we will do our best to make these changes for you. Any request for changes must be in writing from the person or organisation who made the booking. Any changes will require an administration fee of £25.  Any additional costs incurred in making changes to a booking will also be charged.
  1. CANCELLATION BY YOU
    1. You may cancel your accommodation at any time. Cancellations must be made in writing and must come from the person or organisation that made the original booking. A cancellation charge will be made in line with our cancellation policy as shown below.
      1. Cancellation 4 weeks or more before the arrival date: No charge, full deposit refunded
      2. Cancellation 8 days – 27 days before the arrival date: Full deposit retained
      3. Cancellation 7 days or fewer before the arrival date: 100% of total accommodation will be charged.
  1. CANCELLATION BY US
    1. Very occasionally in circumstances of ‘force majeure’ we may have to cancel your booking. Circumstances amounting to “force majeure” include any event which we could not, even with all due care, foresee or avoid. Such circumstances include the destruction or damage of your accommodation which cannot reasonably be remedied to a satisfactory standard before the start of your stay with us. We will tell you as soon as possible and offer you a full refund. We will not pay compensation or any reimbursement of any expenses or costs you may incur as a result of any such cancellation or change.
    2. We have the right to refuse to hand over accommodation to anyone who, in the reasonable opinion of The Old Granary, is not suitable to take charge of it. In such cases all charges paid will be refunded in full as quickly as reasonably practicable, the contract will be terminated and we will not have any further liability.
    3. We reserve the right to terminate a booking after the keys have been handed over to you if the unreasonable behaviour of you or anyone in your party is likely to cause danger or significant annoyance to others or damage to property. In these circumstances, no refund will be given. The management of The Old Granary will determine what is considered to be unreasonable behaviour. Unreasonable behaviour includes but is not limited to excessive noise, verbal or physical violence or harassment of other guests, farm workers, those managing The Old Granary or anyone who has cause to complain about a guest’s conduct. Please note that unreasonable behaviour also includes smoking by any guest in or close to The Old Granary.
  1. ACCESS TO THE OLD GRANARY
    1. We reserve the right to enter all properties without prior notice to carry out regular cleaning duties or if special circumstances or emergencies arise (for example if repairs need to be carried out). We will notify you of the days on which we will usually enter your property to carry out cleaning duties.
  1. DAMAGE TO THE PROPERTY/BREAKAGES
    1. Damage caused to any of the accommodation at The Old Granary or its contents must be reported immediately.
    2. On your departure, you are obliged to leave everything in a clean and tidy condition and you are responsible for any damage done or loss sustained during your stay. Any costs incurred due to damage done to the accommodation or its contents will be charged to you. This may include but is not limited to replacement or repair of damaged contents or linen, specialist cleaning provision, lost keys, and costs incurred following changes to security.
    3. Any costs resulting from loss or damage will be charged to the person/people using that accommodation. However where this is not possible we reserve the right to recover such costs and losses from the individual or organisation who was responsible for making the booking.
  1. COMPLAINTS PROCEDURE
    1. If you have a problem during your stay please tell us as soon as you can and we will do our best to put things right as quickly as possible.
    2. Feedback is important to us. If you have any concerns please write to us during or within 28 days of your stay.
  1. Personal Injury or loss of property
    1. We cannot accept liability for death or injury sustained by any guest or for the loss or damage to any guest’s property brought on to the premises.
    2. We recommend that all items of value are insured by you for loss or damage for the duration of your stay.
  1. INSURANCE
    1. Visitors are responsible for obtaining their own holiday/travel/cancellation insurance.
  1. BROCHURE /INSTRUCTION BOOKLET ACCURACY
    1. All information published on our website or within the accommodation is based on information available at the time of publication. We do try to ensure all information contained in our documents is accurate. However circumstances may change after publication. We reserve the right to change any website or other information before your booking is confirmed and the amended information will then form part of your contract with us. We reserve the right to correct errors prior to confirming your booking.
